I’m reviewing on the other perspective. I own a duplex in Breckenridge and share a driveway with a duplex that local vr manages. At first they were very good regarding the parking situation. Now they still have renters who park two cars outside even though it says only one car is allowed to park outside and two inside lovely garage. I might have to get more aggressive. Talking with Amanda From their group is a waste of time. They don’t do much for owners who have to deal with idiot renters. So local be has a lot to improve on.

We used localVR to manage our property in Tahoe for two years. I would not recommend anyone to use them for property management due to these reasons. 1) They filled up your calendar with very low nightly rate (in my case, it was less than $200 for a 3bedroom apt) based on this pricing tool. your account manager is just a messenger between different people within the company. 2) The cleaning team is horrible (moldy coffe maker, dog food leftover and dust everywhere) which is the biggest issue and they charge $300 per owner visit 3) their mission is to reduce wear and tear by renting it longer with higher rate which is totally opposite.

I rented a house from LocalVR in Tahoe for the week - communication was great, I got a guide and reminders and the day off we were communicating about an early arrival. Everything good so far! However, upon arrival at 3pm (we were welcome at noon) there a car as well as lots of stuff on the patio that indicated that the place was occupied. We rang the doorbell but nobody opened up. We call the management company (mind you, we travelled several house with three young children), and they were surprised as well and they would fix it for us. An hour after we found the house occupied, we were notified by the management company that due to issues and they were not able to accommodate us, they had no alternative housing and we would be fully refunded (could you even imagine if they would not refund us). They were extremely rude on the phone, like it was my problem and I should figure it out with three young children, having no accommodation. They did not offer any accommodation for the night or solutions. It was just you will be refunded and goodbye. I have never ever experienced something like that before! Luckily my friends offer to take us for the night but we are returning home tomorrow since we are not able to find alternative housing - unacceptable!

Rental was not as pictured. Windows had a film deteriorating from within the panes. The BBQ wasn't clean and the ignitor didn't work. They said there should be matches but there weren't matches or a lighter. There was no kettle. They did go buy one and deliver it. The info binder provided was inaccurate in many ways, clearly outdated. The home was clean. Great cleaners. The home needs significant repair. Sliding doors off the glide, no cranks on the windows to open them, no way of using the front door (garage only), broken reclining chair, no extra blankets as advertised, and no fans or method of cooking the home. Would never have booked had photos reflected reality.

I would rate 0 if that was an option. I had an extremely disappointing experience with this property management company. Communication was consistently poor, and serious concerns regarding the condition and maintenance of my property were not handled professionally or in a timely manner. There were ongoing issues that I repeatedly tried to address, yet responses were delayed or ignored altogether. Even when attempting to escalate concerns directly to the founder, RJ, I either received no response or was made to feel like my requests were unreasonable despite them involving legitimate property and management concerns. As an owner, I expected transparency, accountability, and proper care of my property. Instead, I was left dealing with unnecessary stress, financial loss, and unresolved issues. I would strongly encourage other property owners to thoroughly research and ask detailed questions before trusting this company with their investment.

Our cottage was absolutely perfect for me & my husband. It was spacious, clean & bright and very nicely decorated. We truly enjoyed relaxing out on the screened in porch watching the squirrels hop among the tree tops. Nice walk to the beautiful private beach. Very conveniently located. Highly recommend.

As advertised. Didn’t have to drive anywhere after getting to the condo.
